Legal Basement 1 bed 1 bath sunshine suite with queen bed, seperate entrance, seperate laundry, seperate furnace, full kitchen. Ideal for two adults with max two kids. No pets. No smoking tobacco or vape, No drugs or cannabis. Walmart, T&T, many restaurants , pubs, bank, atm nearby. Quiet neighborhoods. Parking roadside up or down the road. Don't park in between houses to avoid any parking ticket.

Travel, Fishing, Exploring, Teaching.

Walmart, T&T, Costco, and many restaurants are within a 1-5-minute drive. YYC airport is about 18 mins away. Easy access to the highway. Downtown is a 24-minute drive. Banff is 85 mins, Canmore is 65 mins, Waterton is 165 mins from the suite.
