We are pleased to welcome you and wish you a relaxing stay. To ensure the property remains in excellent condition for all future guests, we kindly ask you to observe the following house rules:

Smoking Policy

Smoking is strictly prohibited inside the property at all times. Smoking is only permitted in designated outdoor areas (if available).

Violation: If evidence of indoor smoking is detected (e.g. smoke smell, ash, or cigarette remains), a flat fee of €650 for professional deep cleaning and odor removal will be charged. In case of burn marks or smoke damage to furniture, floors or textiles, an additional €650 will apply. Usage Restrictions

Subletting or passing the property to third parties

Violation of these rules may result in a contractual penalty of €1,000, in addition to any damage costs.

Damages & Liability

You are fully liable for any damage caused to the property or its contents by you or your guests.

The following fixed compensation applies for significant damage beyond normal wear and tear:

Indoor furniture:

- Bed, Couch/Sofa, Armchair or Table: €900 per item

- Chair: €400 per chair

Outdoor furniture:

- Sun lounger: €500 per piece

- Sun umbrella: €300 per piece

- Outdoor lounge set: €1,500 per set

- Bean bag: €300 per piece

Smaller damages (e.g. broken glasses, plates or minor scratches) will be charged at replacement cost. In case of extensive damage, we reserve the right to charge the actual repair or replacement costs.

Key Loss

In case of lost keys, a fee of €50 applies, plus any additional costs for lock replacement if required.

Payment

No traditional security deposit is required. However, we are entitled to charge legitimate additional costs (damages, extra cleaning, penalties etc.) via the payment method used for the booking.

Other Important Information

This is a short-term holiday rental and does not constitute a long-term tenancy.

The condition of the property is documented with photos and videos before and after your stay.

All local taxes (e.g. tourism tax) are the responsibility of the guest.
