A beautiful, quiet place to relax. Wonderful flower meadow with a Shepard's hut was a lovely spot to read and contemplate life. Viv was a welcoming host and provided lots of good advice on activities in the area and local places to eat.

Fabulous little annex accommodation. Everything you could need for a short stay. Immaculately presented. Exceptionally clean. Quiet location well off the beaten track but beautiful. Able to use the garden which was lovely. Would definitely use again.

Hidden away in a quiet valley on the western edge of Dartmoor, The Leat is a self-contained annexe attached to our 600-year-old converted mill. Surrounded by wildlife, gardens and our ever-growing homestead, it’s a place for slower mornings, birdsong, dark skies and switching off for a few days. Just 10 minutes from Tavistock and within easy reach of Dartmoor, beaches, walks and the Cornwall border — while still feeling wonderfully tucked away from it all. The Old Mill sits within a peaceful valley near the River Tamar, the historic boundary between Devon and Cornwall. Surrounded by woodland, farmland and old mill leats, the area has a long history of mining and market gardening. Guests often mention the wildlife and birdsong here — with deer, birds of prey, otters, bats and songbirds regularly seen around the valley. The Leat is designed as a comfortable, private space for two guests. Inside you’ll find a king-size bed, kitchenette, dining area, WiFi, Smart TV, modern shower room and private parking. Guests are also welcome to enjoy the sunken garden, orchard and shepherd’s hut overlooking the gardens and woodland — perfect for a morning coffee, evening drink or winding down after a Dartmoor ramble.
We live on-site at The Old Mill but always aim to give guests as much privacy and space as they’d like. Some guests enjoy chatting about the area, gardens and homestead life, while others simply come here to slow down and enjoy the peace and quiet. We’re always happy to help with recommendations for walks, beaches, pubs and places to explore nearby.
Over the last few years we’ve gradually turned The Old Mill into a small homestead, growing our own fruit and vegetables and keeping chickens for fresh eggs. Animals are very much part of life here and often become a highlight for guests — especially our friendly Border Terriers. We’re a gay couple who swapped London life for the slower pace of rural Devon, and we warmly welcome guests from all backgrounds. We’re always happy to recommend local walks, beaches, pubs and places to explore, including nearby spots such as Calstock, Lydford Gorge, Brentor, Kit Hill, The Tamar Trails, Morwellham Quay and the beaches of North Cornwall and Devon. Best,
Viv & Howard
