Built in 2024, the villa is located in a small coastal village in Dalmatia, just 700 meters from the Adriatic Sea, nestled between the sea and the impressive mountains in the hinterland. With no direct neighbors and virtually no view from the outside, the property offers ideal conditions for a relaxing vacation far from the hustle and bustle. The centerpiece of the outdoor area is the large, heated pool with lighting, a fountain, and an outdoor shower. In the evening, LED torches, illuminated olive trees, and atmospheric lighting accents transform the entire property into a special haven of well-being. Spacious terraces, pool loungers for eight people, a small outdoor bar, and the covered dining area with a marble fireplace, TV, and barbecue invite you to enjoy life primarily outdoors. Inside, the villa impresses with its thoughtful furnishings and high-quality materials. Three comfortable bedrooms, each with air conditioning, a TV, and an en-suite bathroom, offer accommodations for up to eight guests (maximum ten). The fully equipped kitchen with an American-style refrigerator, ice crusher, and modern appliances leaves nothing to be desired. Underfloor heating in the bathrooms and basement, insect screens on all windows, and a washing machine and dryer provide added comfort. A particular highlight is the spacious rooftop terrace with seating and sea views – perfect for enjoying sunsets or relaxing under the clear, starry sky at the end of the day. We are a German-Croatian couple who have lived and worked in Germany for many years. Although our lives are currently centered there, Dalmatia is more than just a vacation destination for both of us – it’s home, family, and a place to which we feel deeply connected. With the construction of Villa Anni, not far from the hostess’s family home, we have fulfilled a long-held dream and created a place we hope to call home again one day. Villa Anni is our first and only rental property. That’s precisely why we have chosen every detail with great care – from the layout and furnishings to the design of the outdoor area. It was important to us to create a place where guests not only feel comfortable but can truly arrive and relax. We are not anonymous landlords, but hosts by conviction. As we love to travel ourselves, we know how important reliability, cleanliness, and pleasant communication are. Even though we don’t live there permanently, support is always available thanks to the family living nearby. Our goal is to provide our guests with a peaceful, high-quality, and carefree stay – with the comforting feeling of being welcome. Villa Anni is located in a small, quiet coastal village in Dalmatia, just a short walk from the Adriatic Sea. The region is characterized by unspoiled nature, clear bays, Mediterranean scenery, and the impressive mountains that rise directly behind the village. Those seeking peace, authenticity, and a break from mass tourism will find ideal conditions for a relaxing stay here. Right next to the villa, you can enjoy a beautiful pebble beach in a sheltered bay. During the season, there is a beach bar serving typical hot and cold drinks as well as light snacks. A mobile bakery van also visits the village daily, providing guests with fresh bread and pastries. There is also a small bar in the village that offers cocktails but does not serve food. Important for our guests: A car is essential for a stay at Villa Anni. Shops for daily necessities, supermarkets, additional restaurants, and cafés are located outside the village and are only accessible by car. However, these are only about 12 kilometers away and can be easily reached in a maximum of 15 minutes by car. A vehicle is also recommended for arrival. Split and Dubrovnik airports are each about 1.5 hours away. Guests can either arrive in their own car or rent one from the airport for flexibility and independence during their stay. The area surrounding Villa Anni offers the perfect blend of tranquility, nature, and easy accessibility – ideal for those who want to experience Dalmatia away from the crowds.
