Villa Rosciola is a newly built design villa, conceived from the ground up as a calm, contemporary retreat. Across 275 m² on two floors, design-classic furniture, original artwork curated by the owner and warm natural materials give every room its own character. Four en-suite bedrooms — the master suite with a freestanding tub and an openable sea view — are complemented by two further guest WCs and an open living area with a 75" smart TV (Netflix, Prime). The designer kitchen centres on an island in Italian natural stone, with a wine fridge and Nespresso. Outside, large glass fronts open to a 9-metre pool, a shaded lounge under the pergola and a covered grill area with a Napoleon BIPRO500. A full smart-home system controls climate, lighting and blinds throughout, and the double garage includes an 11 kW Type-2 EV wallbox.
We are a family who built Villa Rosciola as a place we love ourselves — and we're delighted to share it with you. My wife curated every artwork and chose each piece, from the lighting to the materials, with great care. We're glad to share our favourite beaches, restaurants and day trips, and we're reachable whenever you need us — while always respecting your privacy. Villa Rosciola sits on a quiet hillside above Crikvenica — no through traffic and no hotel complexes nearby, so you hear the cicadas rather than the road, with open views across Kvarner Bay to the islands opposite. Balustrada beach is just 600 m away, and the Crikvenica seafront promenade, with its restaurants, cafés and markets, is a short drive down. The location is also a perfect base for exploring: the island of Krk is 15 minutes across the bridge, elegant Opatija 45 minutes, and Rijeka around 30 minutes. For a day trip, the Plitvice Lakes National Park and Zagreb are each about two hours away.
