Nestled in a privileged location directly on the southern coast of Hvar Island, Villa Lyra is a modern Mediterranean retreat offering serenity and a deep connection to nature.
Located at the edge of the village of Ivan Dolac, the villa was designed with great respect for its surroundings while embracing contemporary comfort and timeless luxury. Its neutral color palette creates a calm and elegant atmosphere, allowing the breathtaking sea views to remain the true focal point from every corner of the home.
The main entrance is on the north side, leading to the upper floor. Here you will find three refined bedrooms. Two south-facing rooms (16 m² each) open onto a 26 m² balcony with sweeping Mediterranean views. The third bedroom (13 m²) faces west and does not have a balcony. All rooms feature king-size beds (180x200), large French windows, air conditioning, and mosquito screens. The master bedroom has an en-suite bathroom, while the other two share a bathroom. All bathrooms are equipped with walk-in showers.
An internal staircase leads to the south-facing ground floor, where panoramic sea views unfold through floor-to-ceiling sliding glass doors. This open-plan level combines a fully equipped kitchen with island, dining area, and living room into one harmonious space. Large doors open onto a spacious covered terrace with barbecue, outdoor dining area, and lounge space — perfect for long Mediterranean evenings accompanied by the sound of the sea.
The pebble-covered yard and Mediterranean plants surrounding the 600 m² estate create a natural, beach-like atmosphere. The house itself offers 220 m² of interior space and 80 m² of terraces.
Built in 2025, Villa Lyra comfortably accommodates six guests, with private parking for two cars and a garage. A stone staircase leads down to a rocky beach below, with beautiful pebble beaches nearby. Here, the crystal-clear Adriatic becomes your private infinity pool.

Ivan Dolac is a small seaside village on Hvar’s southern coast. The road leading here, through the famous tunnel near Zavala, may feel adventurous — but it is always worth it.
Zavala, a charming fishing and agricultural village, lies just before Ivan Dolac. Further west are Ivan Dolac and Sveta Nedjelja, settlements originally inhabited by the people of Svirče centuries ago. As early as the 15th century, locals cultivated vineyards on these steep southern slopes, building simple homes nearby to avoid the long walk back to their village after days of hard work.
Today, Ivan Dolac remains a peaceful summer retreat, surrounded by traditional Dalmatian stone houses, fragrant rosemary, lavender, and sage. The crystal-clear sea and beautiful pebble beaches create a setting where worries quickly disappear — especially with a glass of Plavac Mali in hand.
Thanks to rugged terrain, mineral-rich soil, and abundant sunshine, the vineyards here produce some of Croatia’s finest wines. Plavac Mali, the country’s most important indigenous grape variety, reaches exceptional quality on these slopes, earning international recognition.
Ivan Dolac offers small shops for basic supplies, as well as several restaurants and cafés. Café “Vartal” is a local favorite for relaxed afternoons (and excellent iced coffee), while the beach bar “Šanpjerin,” opened in 2023, has quickly become a popular seaside spot.
Beyond wine and gastronomy, the area invites you to explore — cycling, walking, swimming, diving, or simply embracing the slow Mediterranean rhythm.
