I have traveled and surfed in many countries around the world and Rote is one of my favorite places. That is why I chose to build a house there. Villa Sedeoen was built in 2005. My guests all love the quiet area and large property and rooms with high ceilings and large verandas. I hope you will come to visit and enjoy this beautiful villa on the beach with beautiful gardens. Villa Sedeoen is located on the beautiful beach in front of the world class surfing break called T-Land. The house was designed to accommodate guests in their own private rooms with private bath and private entrance for each room. The main Guest House has 4 bedrooms that open onto a large veranda with a large dining area and kitchen and pantry. The separate 1 bedroom Cottage/ Bungalow has it's own private fenced garden. The Bungalow has a large veranda and a Dining Pavilion with Kitchen and Pantry. The property is large (2 acres) and is landscaped with many tropical plants. There are 4 surfing breaks at Nembrala Beach if you include the 2 beginner surfing breaks. There are other surf breaks nearby accessible by boat. The surf and wind conditions can start to get good in April but the winds can be switching directions or no wind. May is the month that starts to get more consistent offshore wind but still can change direction unexpectedly. By June the trade winds have become stable and blow from a predictable offshore direction, the trade winds are strongest offshore in August. December until April the winds are in the winter onshore wind patterns and is not good for surfing.

Rote Island is a gem located at the southern end of the Indonesia archipelago, near Timor Island. It is a relaxed, quiet island with friendly locals and a good infrastructure. Daily flights and ferry boats run between Kupang, Timor and Rote Island. There is now electrical power 24/7 and a public water system and paved roads, all new improvements made recently. Nembrala Beach has a natural boat harbor and is a popular stopover spot for yachts traveling up and down the Indonesian island chain. Nembrala Beach has 4 surf breaks that range from challenging to beginner level and there are other world class breaks nearby that are accessible by boat. The fishing and diving are excellent and there are several smaller offshore islands with surf breaks and nearby undersea pinnacles with great fishing. For years Rote Island has been the hideaway destination for long-time Indo travelers and Ex-pats “in the know”. The trade winds blow offshore all day during the surf season between May and November and T-Land can handle large swells. There is a farmers market every Tuesday and fish are available early mornings when the fishermen arrive at the boat harbor. Also, there are restaurants nearby.
