We opened our home to guests in 2000. We are not part of a chain and do not manage any other properties. We are here to welcome guests and preserve the culture of our inheritance and the area.

While many areas suffer over-tourism, this central region remains a quiet secret: medieval hill towns, Renaissance art, soft Adriatic beaches and the soaring Apennines, with traditional local food and wine - and hardly a tourist in sight. Close to the jewel city of Ascoli Piceno sits Borgo Storico Seghetti Panichi, our ancient family home, surrounded by a secluded 17-acre garden and park. The family still lives here, welcoming guest to share their home, sleeping among period furniture, family portraits, history and beauty. The Villa and farmhouse are set in a 19th-century romantic garden designed by botanist Ludwig Winter, one of the 150 Grandi Giardini Italiani, which shades the villa with rare mature palms and ancient oaks. Beyond lie citrus terraces, olive groves, a wildflower meadow and quiet seating areas tucked into the greenery. From our hilltop, the view sweeps from the Adriatic to the snow-capped Gran Sasso. Accommodation is in elegant rooms and suites within the villa itself or in private garden apartments near the swimming pool. The pool sits in its own sheltered garden, with a wellness area, sauna and massage room alongside. This is a place cared for with passion by the family that has cared for it over generations: Princess Giulia Panichi Pignatelli, her daughter Stefania and her husband Ben and staff who treat everyone as Family.

Hiking enthusiasts will find satisfaction in strolling through the mountains and hills surrounding the region, especially the Piceno area; sea lovers will be enchanted by the beaches of the Riviera delle Palme, from the San Benedetto del Tronto area to Grottammare, Cupramarittima, or even further up to Fermo, Ancona, the Conero Peninsula, and more, with short forays into the hinterland where small villages—such as Offida, Ripatransone, Montefiore dell'Aso, or Civitella del Tronto—true treasure troves of art and history, will captivate travelers. The most refined palates will be pampered by the flavors of the local food and wine, rich and varied, reminiscent of the sea and the mountains, enriched by the many renowned wines that showcase the region's indigenous production.
