Rustic country property, located in an exclusive area just north of Rome. With two luxurious bathrooms, ample garden space, and countryside at your fingertips, this house is the ultimate in relaxation. 5 mins drive away from the nearest beach, train station and supermarket, you are also only 10 min drive away from Orbetello town and 15 minutes from the wonderful Porto Santo Stefano. Please note that you will absolutely need a car to get to the property and get around - however the drive from Rome Fiumicino Airport is very straightforward and usually takes no more than 90 minutes, less when there's no traffic. The property boasts air conditioning in the two double bedrooms and the living room, as well as a fully equipped kitchen with a nespresso style coffee machine. You will be greeted at the property by Carlo, who will collect the cleaning and electricity fee. If you'd like us to provide linen & towels, please let us know. Unfortunately there is a charge per person for this as it comes from a nearby company freshly cleaned and sanitised for each booking. The Comune di Orbetello also imposes a tourist tax which is payable per person, per night, for a maximum of 7 nights (only persons over 14 are liable for it). This charge ranges depending on the period you book. This will be payable in cash at check-in and you'll be given a receipt of course. The neighbourhood is quiet and exclusive, so please do be mindful of our neighbours when you're outside enjoying an aperitif on the terrace, or a late night meal. There's horse stables nearby and a riding school, which make for a lovely early morning or late evening walk - and the horses are very friendly.
