- SECURITY & CONTRACT: In accordance with our status as a certified landlord (CIR/CIN) and for the protection of our property (valuable furniture, travertine marble, crystal), the physical signature of the UNIQUE CONTRACT template and the deposit of a SECURITY DEPOSIT in cash (contanti) are strictly mandatory upon key handover on-site with our manager.

- ENERGY: Electricity consumption cannot be calculated in advance and is subject to a technical audit (strict limit of 15 kWh per day).

- CHECK-IN CHARGES: Standard hours are from 5:00 PM to 9:00 PM. Early check-in (12:00 PM - 5:00 PM): €30. Late check-in (9:00 PM - 11:00 PM): €30. After 11:00 p.m.: €50 (paid in cash).

- SECURITY & AGREEMENT: In accordance with our official certified landlord status (CIR/CIN) and to protect our premium furnishings (travertino table, elite sofa, crystal), the physical signature of our SINGLE-MATRIX RENTAL AGREEMENT by hand and a mandatory CASH SECURITY DEPOSIT (contanti) are strictly required upon arrival during the key exchange with our manager.

- ENERGY POLICY: Daily electricity consumption is non-calculable in advance (strict 15 kWh daily limit).

- CHECK-IN FEES: Standard check-in from 5:00 PM to 9:00 PM. Early check-in (12:00 p.m.-5:00 p.m.): €30. Late check-in (9:00 PM-11:00 PM): €30. After 11:00 PM: €50 (cash only).

CLEANING & LINEN DURING YOUR STAY (COMFORT OPTIONS): As this is a bare rental, the accommodation is provided clean with an initial set of linens. No linen changes are included during your stay. Guests are responsible for their own cleaning (washing machine available). However, upon prior request, optional paid services can be arranged with our local provider (fixed, non-negotiable rates): Additional Linen Kit: €15.00 per bed change (sheets) and €10.00 per person for a clean set of towels. Full Cleaning Package with Linen Change: €60.00 per visit (complete cleaning of the accommodation and bathrooms, and replacement of all sheets and towels for the entire group). These optional services must be requested 48 hours in advance and will be paid for in cash directly to our provider upon their arrival.

HOUSEKEEPING & LINEN DURING THE STAY (OPTIONAL SERVICES):In compliance with standard private rental laws, the property is delivered clean with an initial set of linen and towels. No mid-stay cleaning or replacement is included. Guests are responsible for their own laundry using the washing machine provided.However, upon request, optional paid maintenance services can be scheduled with our local housekeeper (fixed, non-negotiable rates):Extra Linen Kit: €15.00 per bed change (sheets) and €10.00 per person for a fresh towel set.Full Mid-Stay Cleaning & Fresh Linen Package: €60.00 per intervention (complete house cleaning, sanitization, and full renewal of sheets and towels for the entire group).These optional services must be requested 48 hours in advance and settled in cash directly with our housekeeper upon arrival.

LEGAL STATUS & EMERGENCY INTERVENTIONS: This property is operated by a private landlord under the bare rental (unfurnished) scheme, in accordance with the applicable official CIR/CIN certifications. No hotel or daily concierge services are included. Any emergency intervention required on-site outside the normal scope of the rental and resulting from negligence, misuse of equipment, or fault on the part of the guest (e.g., lost keys, locked door, caused malfunction) will incur a flat-rate emergency call-out fee of €50.00 per incident, without prejudice to full reimbursement of actual repair costs upon presentation of invoices from tradespeople (locksmith, electrician, technician).

LEGAL STATUS & EMERGENCY INTERVENTIONS: This property is managed by a private landlord under the "location nue" (bare rental) regulations, in strict compliance with official CIR/CIN certifications. Daily hotel or concierge services are not provided.Any emergency on-site intervention required outside the standard scope of the rental, resulting from guest negligence, misuse of equipment, or fault (e.g., lost keys, locked doors, triggered alarms, self-inflicted malfunctions) will incur a mandatory emergency call-out fee of €50.00 per intervention, in addition to the full reimbursement of actual repair costs billed by third-party professionals (locksmith, electrician, technician).

You will be required to show a photo ID and credit card upon check-in. Please note that all special requests are subject to availability and may incur additional charges.

This property does not accommodate bachelor(ette) or similar parties.
