Please note that we are a company providing services for the management of short-term rentals. You will receive an invoice for the full amount of the booking, broken down into the following items: • OTA commissions • Cleaning services • Full guest management services (amounting to approximately 25% of the revenue, net of OTA commissions and cleaning services) • Rental fee collected (and transferred to the property owners) In addition to the invoice, you will be asked to sign a short-term rental agreement via OTP. While not yet mandatory, it is binding and provides greater security for both parties. The rental fee will be specified within the contract. Casa Ponente is set in an exclusive and private setting, within a small residential complex of just three units, in the peaceful area of Pianone, Monte Argentario. Surrounded by greenery and tranquility, the property enjoys a privileged position with breathtaking sea views, while still being just minutes away from the livelier destinations of the promontory. Porto Santo Stefano can be reached in just 5 minutes by car, as well as Porto Ercole and Orbetello. The nearest beaches are only 3 minutes away. The true heart of the home is the living area in the veranda: a bright and elegant space that combines the feeling of being outdoors with the comfort of a climate-controlled environment. Here you’ll find a panoramic dining table, a comfortable sofa, and a smart TV. Thanks to the heating and cooling system, this space is enjoyable all year round. From the living room, you can access a charming sea-view terrace, furnished with outdoor armchairs and a small table—perfect for relaxing moments on breezy days. Each room is equipped with independent heating and air conditioning to ensure maximum comfort in every season. The house is fully equipped with everything you may need, including towels in various sizes, bed linen, blankets, duvets, and other essentials to make your stay pleasant and worry-free. Guest access You will have access to a private parking space located directly on the property, just before the entrance. From here, you can enter the garden, which is shared exclusively with Casa Levante. The only shared areas with Casa Levante are the parking space and the garden. All other indoor and outdoor spaces are for the exclusive use of Casa Ponente guests. Please note From November 1st to May 1st, an additional fee for heating will apply. The apartment is accessible only via a short flight of stairs and is therefore not suitable for elderly guests or people with reduced mobility.
