Please note that we are a company providing services for the management of short-term rentals. You will receive an invoice for the full amount of the booking, broken down into the following items: • OTA commissions • Cleaning services • Full guest management services (amounting to approximately 25% of the revenue, net of OTA commissions and cleaning services) • Rental fee collected (and transferred to the property owners) In addition to the invoice, you will be asked to sign a short-term rental agreement via OTP. While not yet mandatory, it is binding and provides greater security for both parties. The rental fee will be specified within the contract. The apartment is located within the residential complex of Cala Piccola, more precisely in the peaceful area of Le Roccette, in a strategic position offering breathtaking views and moments of complete tranquility. The house consists of a living room, kitchen, one bedroom, one bathroom, and a magnificent outdoor area. The sea-view terrace is one of the most charming spaces of the property. Thanks to the covered porch, you can enjoy outdoor lunches sheltered from the sun, relax with a good book in the quiet afternoon atmosphere, or savor an aperitif at sunset overlooking the islands. From the terrace, a large French door leads into the living room, furnished with a comfortable armchair that can also be used as an extra bed. The kitchen is directly connected to the living area and is fully equipped with everything needed to ensure maximum comfort during your stay. The bedroom features a comfortable bed and a spacious wardrobe for storing clothes. In the same room, there is also a cozy reading corner where you can unwind after a day at the beach. The bathroom is equipped with a sink, bathtub, and full sanitary facilities. The beautiful private beach is always accessible, while the beach club is open from early June until the end of September. During the season, guests can enjoy sun loungers, umbrellas, outdoor showers to rinse off the salt, and changing cabins. A bar, canoe and SUP rental service, and a ping pong table are also available. A wonderful place to enjoy peace, nature, and the crystal-clear waters of Cala Piccola. You will be surrounded by tranquility, with only the sounds of nature around you, yet within just a few minutes by car you can reach the centers of Porto Ercole and Porto Santo Stefano, where you will find restaurants and charming local venues.
