You will receive an invoice for the full amount of the booking, broken down into the following items: • OTA commissions • Cleaning services • Full guest management services (amounting to approximately 25% of the revenue, net of OTA commissions and cleaning services) • Rental fee collected (and transferred to the property owners) In addition to the invoice, you will be asked to sign a short-term rental agreement via OTP. While not yet mandatory, it is binding and provides greater security for both parties. The rental fee will be specified within the contract. The property is located within a charming residential complex surrounded by greenery, ideal for those seeking peace and tranquility. For those who enjoy a lively atmosphere, Porto Ercole is just a 3-minute drive away, with numerous restaurants and characteristic local venues. The apartment is divided into two main areas, the living area and the sleeping area, set on slightly different levels and separated by a few steps. It features a spacious living room with access to three large outdoor areas offering magnificent sea views, three bedrooms with independent entrances, two bathrooms, and a large kitchen equipped with everything needed even for extended stays. The living room, adjacent to the kitchen, is modern and very bright, with two comfortable sofas, a flat-screen TV, and a dining table next to a large French door leading to the terrace. There are three outdoor areas: a terrace with a dining table and sea view, a second panoramic balcony that also serves as the apartment entrance, and a shaded patio. The kitchen is spacious and fully equipped with all necessary tools, including latest-generation appliances such as a dishwasher, oven, and microwave. The master bedroom is comfortable and bright, featuring a large walk-in wardrobe and a private bathroom with shower box and sanitary facilities. The second bedroom is spacious and furnished with two single beds, while the third, smaller yet welcoming and decorated with bright colors, has one single bed. The second bathroom, complete with a large shower box and sanitary facilities, is located in the sleeping area, near the bedrooms. The apartment has air conditioning units in every room, keeping the spaces cool in summer and warm in winter, ensuring maximum comfort.
