You will receive an invoice for the full amount of the booking, broken down into the following items: • OTA commissions • Cleaning services • Full guest management services (amounting to approximately 25% of the revenue, net of OTA commissions and cleaning services) • Rental fee collected (and transferred to the property owners) In addition to the invoice, you will be asked to sign a short-term rental agreement via OTP. While not yet mandatory, it is binding and provides greater security for both parties. The rental fee will be specified within the contract. Recently renovated, the house is located in a residential complex in the upper area of Porto Santo Stefano, a position that allows you to enjoy an extraordinary sea view while staying away from the nightlife noise, yet only a 3-minute drive from the town center and its vibrant atmosphere. The property features two large terraces with stunning sea views: at sunset, you can relax on the sun loungers of the upper balcony while admiring the boats sailing toward the harbor and the lights of Orbetello glowing in the distance. The modern and very bright living room is the heart of the apartment. The spacious sofa and refined furnishings create a welcoming and relaxing atmosphere, perfect for enjoying pleasant moments together. During the mid-seasons, it is also possible to dine comfortably indoors thanks to the heated environment and the large dining table. The elegant open-plan kitchen is fully equipped with all appliances, including a dishwasher, ensuring maximum comfort even for longer stays. The first bedroom, thanks to its large French window, offers direct access to the upper balcony with a breathtaking sea view. In the morning, opening the shutters allows you to enjoy the soft sunrise light filling the room and creating a spectacular panorama. The bedroom also includes a built-in wardrobe, an elegant sink area, and a private bathroom complete with all sanitary facilities and a large walk-in shower. The second bedroom is also very bright and features a spacious panoramic balcony. It includes a double sofa bed, two single beds, and a large built-in wardrobe capable of accommodating all your personal belongings. Just outside the room, there is a second bathroom, also complete with all sanitary facilities and a large walk-in shower. To reach the house, it is necessary to go down several stairs, therefore, the property may be difficult to access for people with reduced mobility. NB: From November 1st to May 1st, an additional charge for heating will be required.
