Historic 16th-century villa located in a small Tuscan "borgo" (village), overlooking fields, vineyards, and a private garden with a swimming pool. The property retains much of its original charm, with period furnishings, antique objects, and spacious, welcoming interiors. The villa is well connected to the main art cities and is ideal for families and groups wishing to explore Tuscany and its most characteristic locations. The villa is set over three floors. The ground and first floors, reserved for guests, offer generous space, privacy, and comfort. The second floor is occupied by the owner (Francesco), who has a separate, completely independent entrance, ensuring maximum discretion while remaining available if needed. Outside, guests can enjoy a private garden with a swimming pool, outdoor shower, BBQ, covered patio, and a courtyard with a stone table. Ground floor: large entrance hall, double bedroom, living room with fireplace, dining room with fireplace and stone table, kitchen, bathroom with shower. Mezzanine floor: bathroom with bathtub/shower. First floor: grand living room, three double bedrooms, one of which is connected to a single bedroom and a bathroom with bathtub.

The villa is just 7 km from the historic center of Arezzo (also reachable by a local train from the small station located 800 meters from the property). Arezzo is a charming city known for its beautiful squares, medieval churches, artisan shops, and traditional restaurants. It is popular with visitors, yet not overcrowded like some of Tuscany’s more famous destinations. The villa is located towards the Casentino Valley and is close to many of Tuscany’s most fascinating destinations as well as other parts of Italy. Within about 1 hour by car: Florence, Siena, the Chianti region, Cortona, and the Val d’Orcia with Pienza and Montalcino. Just over 2 hours by car: Rome, Pisa, Lucca, the Versilia coast, and seaside excursions to both the Adriatic and Tyrrhenian coasts. Within approximately 25–50 km, you can also visit the Casentino Forests National Park, the historic towns of Anghiari and Sansepolcro, Romanesque parish churches such as the Pieve di Romena, and peaceful sanctuaries surrounded by nature, including the Hermitage of Camaldoli and the Sanctuary of La Verna. Arezzo is also well connected to the national railway network. Travel times by train: Florence (45 min), Bologna (2 hours), Rome (1h 30 min), Naples (3 hours), Milan (3 hours), Venice (3h 45min). For walking or cycling excursions, the Casentino and the Valtiberina offer beautiful routes and landscapes.
