Villa Naxxar Malta is fantastically located in a quiet setting on the border of Naxxar and in the heart of historic Malta. Just a 15 minute walk from the City Centre. Free parking available. Customer service is our prime concern. We will do our utmost to make your holiday truly an unforgettable experience. Finished, designed and furnished to very high standards by present owner giving special attention to details. Fully AC and comes with brand new modern furniture, fully equipped kitchen including dishwasher, microwave, safe and much more. Complimenting this superb property is a massive private pool area with garden, large entertaining dining and seating areas, sunbathing areas with sun-loungers, deck-chairs, pool room, gas BBQ with lava rocks and more. Truly the perfect place and location for International travellers wanting to discover Malta's amazing history and culture or for those who simply want to relax. Rental includes: Cleaning on Arrival, linen and towels (beach/pool towels not included), utilities including gas, cable TV, free WIFI, cleaning of the pool (minimum once a week). Water and Electricity are included in the price up to 65 kWh units per day as indicated on the Vacation website. This amount is covered in the rental price and amply covers the normal daily average consumption for a similar property and for you to be totally comfortable in the property. However, it does not cover any excesses, including leaving the electricity and ACs on unnecessarily when you are not in the property. This limit has been set in order to safeguard that the water and electricity are used responsibly and to safeguard the environment. Euro electricity meters are in place for extra usage above the daily allowance. Once here will recommend the best local places to visit, shop, eat, drink and lots more. Moreover, once here will recommend the best local places to visit, shop, eat, drink and lots more. Other services and recommendations are also available to ensure you have a super holiday including: Airport transfers, car hire, food pack to find on your arrival, recommendations for professional and reputable outside caterers and Private Chefs who can cater for your special occasion, various tours, excursions and private boat trips to suit your particular needs, recommendations for massages, beauty treatments and hairdressing services, luggage storage and more. Owners details, including email and telephone numbers are available to ensure that if there are any problems, we can sort them out straight-away, thus ensuring that you have the very best out of your holiday. A Lease Agreement will be given to guests to read and sign on Arrival. This Lease Agreement is written in the English language. Villa Naxxar Malta is fantastically located just in the centre of historic Malta with easy access to Valletta and Mdina (UNESCO World Heritage Sites), Mosta Basilica, Qawra with the Malta National Aquarium and “Café del Mar”, Golden Bay and Mellieha sandy beaches being the most popular and nearby Popeye Village, St. Julian's, Sliema, the 3 Cities (Vittoriosa also known as Birgu, Senglea and Cospicua), Malta Prehistoric Temple sites including the Hypogeum (Paola), Tarxien Temples (Tarxien), Mnajdra and Ħaġar Qim (Qrendi), Ghar Dalam (Birżebbuġa), Marsaxlokk (Fisherman's Village) Kalkara including the Esplora Interactive Science Centre, Malta Film Studios (with many box-office filmed here including Game of Thrones. Please note that all guests need to provide a government-issued ID at check-in.

Guests must sign the property rental contract.

An official document for each guest staying in the property is required on check-in.

Adults must be responsible and must confirm to respect fully the property House Rules and Maltese Law before we will confirm their booking.

Must also have a good understanding of the English language and reply quickly to all our messages and communication to avoid any problems.

Children must supervised at all times.

For safety reasons, Infants/Babies under 3 years old are not allowed in the property.

When making bookings, Guests are asked not to leave more than 1 day gaps from the calendar as this may result in the cancellation of the booking. This is because 2-3 day gaps in the calendar are impossible to rent out.

The property is located in a Residential Area. Therefore throughout your stay, between 23.00 hrs and 07.00 hrs Tenant/s shall observe Maltese Law at all times. This includes that between the said hours no music shall be played in or upon any part of the Premises. Nor shall any loud talking, shouting, singing, dancing (whether inside the property or outside areas) or the use of the pool be permitted which would create a nuisance to the neighbours. Any talking should be kept to a bare minimum and very softly to avoid disturbing the neighbours when they want to sleep. No parties of any nature are allowed on the premises. Neither are drugs, people getting drunk and any other immoral activity or other situations which go against Maltese Law or disturb the peace and quiet of the neighbours. TO NOTE: This does not mean that you cannot go out and have a great time and party till the morning if you want. We only expect you to observe the above House Rules when you are on the premises since the property is located in a Residential Area.

No glass is allowed outside and around the pool area. Guests must use the plastic ones provided to avoid accidents or injuries.

No furniture or anything from inside the property is allowed outside the pool area.

The double beds sleep 2 people (sharing). If any Guest/s do not want to share the bed but want to have a separate bed, then this may be provided at an extra charge (bed linen will be provided for the extra bed/s).

Nobody is allowed to sleep or stay on the premises apart from the paying guests. Extra charges are applicable for visiting or sleepover guests.

The property is to be returned in the same condition as found on arrival. Tenants will be responsible and liable to pay for any damages done to the property, furniture and fittings. For this reason a cash Security Deposit is required on arrival to the property. This will be returned to the Guests on their departure day provided that the property has been left in the same condition as they found it on their arrival.

Apertures at the property have insect screens. Guests must ensure to use them at all times to avoid having mosquitoes and other bugs getting inside the property.
