We are a small, local, hands-on team behind Casa Cochimí, focused on creating thoughtfully designed spaces and a seamless guest experience from booking to checkout.
Our approach is simple: combine well-designed, comfortable spaces with clear communication and reliable support. Each property is intentionally set up to feel both functional and welcoming, with attention to details that matter—comfortable beds, fast WiFi, well-equipped kitchens, and clear, easy-to-follow arrival instructions.
We currently manage a small portfolio of properties, which allows us to stay closely involved in the guest experience and maintain a consistent standard across every stay. Rather than operating at scale, we focus on doing a few properties exceptionally well.
Guests can expect straightforward communication, quick responses when needed, and a stay that matches what is shown and described. We prioritize clarity and transparency so there are no surprises—whether it’s about the space, amenities, or shared aspects of the property.
We are also familiar with the local areas we host in and are happy to provide recommendations for restaurants, beaches, activities, and things to do, helping guests make the most of their time.
Our goal is to offer a stay that feels easy, comfortable, and well thought out—whether you’re visiting for a short trip, a longer stay, or remote work.
Property info
Villa 3 is a two-level villa offering a flexible layout ideal for groups or families, located in the peaceful Las Tunas neighborhood of Todos Santos. The space combines a downstairs two-bedroom suite and an upstairs studio apartment, providing both shared and private areas across levels.
The villa accommodates multiple guests and includes three beds total — two queen beds in a separate downstairs unit and one king bed in the upstairs studio. In total, the villa offers two full bathrooms, each equipped with rain shower heads, shower essentials, hair dryers, and makeup towels.
The downstairs suite features two bedrooms, a fully equipped kitchen, a full bathroom, and a living room with a Smart TV, along with a cozy back porch for outdoor relaxation.
The upstairs suite is a private studio with a king bed, a dedicated workspace with a desktop monitor, a fully equipped kitchen, and a full bathroom. The highlight is the large terrace with ocean and mountain views, ideal for sunsets and enjoying the surrounding landscape.
Both kitchens include a stovetop, air fryer oven, coffee maker, complimentary coffee, filtered drinking water, and cooking basics such as salt, pepper, and olive oil.
Additional features include fast and reliable WiFi, air conditioning, ceiling fans, and window screens for comfort in the desert environment.
Guests have access to shared amenities including a saltwater pool, daybeds, loungers, umbrellas, BBQ area, and secure on-site parking. A shared laundry room with washer, dryer, and complimentary detergent is also available. Please note that the pool is not heated and the jacuzzi is not currently functional.
Casa Cochimí is a boutique property with multiple units. While Villa 3 spans both levels, outdoor amenities are shared with a small number of other guests.
Neighborhood info
Las Tunas is one of the most sought-after areas in Todos Santos, known for its quiet, open setting and proximity to the ocean. The neighborhood offers a peaceful atmosphere surrounded by desert landscape, with wide views, beautiful sunsets, and easy access to some of the area’s best beaches.
The property is just a 10-minute walk to the beach and nearby birdwatching lagoon, where you can enjoy long walks, fishing spots, and uncrowded shoreline. For surfing, La Pastora—one of the region’s most well-known breaks—is located about 2 miles north.
A short drive takes you into the center of Todos Santos, a designated Pueblo Mágico, known for its art galleries, boutique shops, and restaurants. Popular spots include Jazamango, Oystera, and Hierbabuena, all known for fresh, locally sourced ingredients.
Outdoor activities are a big part of the experience here, from beach days and surfing to hiking and exploring the surrounding desert. From December through mid-March, whale sightings are common along the coast, sometimes visible from elevated areas.
While Las Tunas feels secluded and quiet, it remains close to everything you need. A car is recommended to explore comfortably, as roads in the area are unpaved.
Overall, the neighborhood offers a balance of nature, privacy, and access—ideal for guests looking to experience Todos Santos at a slower, more relaxed pace.
