The location on the beach within a quick walk to nearby stores, restaurants, and archeological sites was amazing. The hotel itself was clean, comfortable and I had an ocean balcony view that I could have spent all day staring at. It was beyond my expectations and a wonderful place to stay with a great staff and delicious food.

United KingdomGreat luxury villas. All staff are brilliant and couldn't do enough!! From booking with Katerina to our stay. The meals were great and prices were same as in town but delivered to your villa by Nic and the team!! The surroundings and views are brilliant. Only a shirt 5 min drive to Kos town or a taxi for around €8. Pools are not heated only by the sun so as we were there in October it was too cold to use them but there was a rare cold wind while we were on the island which added to the temperature. There is a great gym and free airport transfer for guests. All in all a great stay and will return.

The apartment has the perfect location, you can walk to the beach as well as to the city center in a few minutes. There are plenty of good restaurants and bars very close and it's still not noisy because in the immediate neighbourhood most of them close at midnight (not a "party" area). It's very clean and comfortable and the staff is absolutely lovely and happy to help with any issues. We would love come back soon!! :)

The rooms are clean, the workers and the reception are very kind and helpful. Breakfast is good and fresh. The rooms are nice with the sea view and the mountain view. The balconys are very nice for chilling in the night. Overall perfect place to stay.

The best location in KOS. We could walk to Old Town, there are amazing restaurants across the street. The hotel was clean, modern and very comfortable. The breakfast was GREAT! Staff so friendly! I will be back!

My best friend and I recently stayed at Nitsa Rooms. The hosts were incredibly welcoming, making us feel right at home from the moment we arrived.
The room itself was lovely and clean. Amazing location — just a minute walk to the beach, which was perfect for morning walks and sunrise views. Additionally, it's only a 10-minute walk from the city center, allowing us to easily explore shops, restaurants, and local attractions without the need for transportation.
Overall, highly recommend :)

The location was perfect (10minutes walk to city center, 10minutes walk to nice beach). Stuff was really kind and helpful. Beautiful pool with amazing view. Just around the corner we rented a car, very cheap, without deposit (highly recommend - the whole island is easy to drive and you can see many more beautiful beaches and cities).

The view of the rooms, the pool. The rooms were tidy and clean. The pool area well maintained. The location is great, very close to the beach and supermarket. The downtown was a few minutes walk. As well the best restaurant is exactly next to the hotel.

Ideal location, very close to city center, right by the water, rooms spacious and clean, great breakfast, staff very hospitable, easy check-in, luggage room available if you need to store your luggage prior to getting your room or at the end of your stay. THE HOTEL HAS A GOOD LOCATION: JUST § MINUTE WALK FROM BEACH: MINIMARKET NEXT TO HOTEL:BIGGER SUPERMARKET 5 MIN WALK. FROM BUS STATION IS IT 15 MIN WALK AND TO THE MARINA PORT IS JUST 5 MIN WALK. Quite good location to access anywhere in city centre. Very well designed house , everything was thought for us and complimentary food & drinks were provided. Even though there is no reception or anyone to reach physically, house owner was very accessible, responded to my messages in a minute.

Very friendly welcome by personnel, unique location directly at the sea shore, all rooms have sea view and balconies. Spacious and comfortable room (I had a Junior Suite) and bed. Good breakfast, the restaurant terrace is directly above the water. Walking distance to the city centre only few minutes. Beach directly next to the hotel, plus some stairs into the water directly from the terrace, beach towels are provided at the reception desk.

Superb hotel at best location with the friendliest staff! We had a wonderful stay. The team was quick, welcoming and ready to accommodate even our early checkin request, and gave us many helpful and great tips for the area on top. The room was big, had everything we needed and even had a huge balcony with sea view! Would definitely stay here again. Thanks from the three of us!

We really enjoyed our stay at this lovely modern hotel on the edge of Kos Old town. Everything from the staff, to the view, the comfortable room and great location made it the ideal place to stay in Kos, especially if you like swimming. The food was delicious also.
