I would give it better than a 10 if that was allowed. This place is entrancing and when you see its position and the view you will know why. All staff were kind and helpful despite me having no Italiano. Bina provided breakfast with polish and a smile. But the property and the facility cannot be adequately described - it is so over my expectations. And being right on the edge of the medieval village just adds to the enjoyment.
