They provided me with the correct Check-in code several times in advance and the wifi worked. The bed (mattress) was fine. It was rather warm in the room (and smelly - see below). The place is very quiet. I didn't see or hear anyone during my stay. There's a Family Mart only one minute away and it is reasonably close to Kōfu station. In summary, it's a good-sized room that I appreciated and Kōfu is beautiful, I'm glad I chose it for my buying trip and expedition.
