Where do I start? Rose was attentive, helpful, and prompt with her responses. She even helped us get checked in and heat running which saved me Google translate brain power. Having two toilets was clutch. The kitchen was well equipped for cooking breakfast and simple meals. It was spacious and clean. The location near Arashiyama bamboo forest let us go there after hours to avoid the crowds. My boys were over the crowds of central Kyoto so being out somewhere less crowded made our trip so much better. The location near the river was a perfect running path. Oh, and the floor heat was so cozy. Highly recommend this place for families and those wanting more space in a great location.

The property was perfect for a family of five: comfortable sleeping arrangements, amenities (kitchenette, two (!!!) toilets), storage, and spacious living room. Clean facility, convenient location, polite and kind staff. Would definitely recommend and happily stay again!

Largest room we have stayed in with everything we needed. Had a sliding door between bedroom and kitchen/bath/washing machine area. Large shower/tub area with door. Got a room on the top 3rd floor. Quiet location. Walking distance to subway and major attractions and Family Mart and a few restaurants. Booked 5 months in advance so we got an excellent price.
