Company info

Kia Orana Villas & Spa is owned and operated by J. R. Enterprises Limited, a Cook Islands family company. The directors are Janet Holmes — born on Atiu in the Southern Cook Islands, and a former Cook Islands primary school principal — and Ross Holmes, a lawyer practising in Auckland and the Cook Islands and a recognised authority on Southern Cook Islands customary law. We opened in 2016 with two two-bedroom villas. With our guests' support we've grown to thirteen self-contained villas, a Reception Villa with café and spa, on-site team accommodation, and the owners' villa — all on a single tropical property in the village of Atupa. We manage it ourselves, as one property, looked after by a small team who live on-site. Day to day, you'll be in the hands of our General Manager Sane Cowan and Manager Joseph Cowan, who run the property as if it's theirs — because, in every way that matters, it is. Ask them anything about Rarotonga and you'll get the answer a local gives a friend, not the one a concierge gives a guest. In every villa we leave a guest copy of Southern Cook Islands Customary Law, History and Society by Ron Crocombe and Ross Holmes — three volumes, 1,280 pages — for the kind of guest who wants to understand the place they've come to.

Kia Orana Villas & Spa is a small property of thirteen self-contained villas in the quiet village of Atupa, four minutes from Rarotonga Airport, five from Avarua town, and a world from the beachside crowds. Every villa is yours for the duration of your stay — not a hotel room with a kettle, but a full home with a kitchen, in-villa laundry, ceiling fans, air-conditioning, and a generous private deck. Four villa types to choose from. The Honeymoon Villa is an open-plan retreat for couples, with a teak queen four-poster bed and an outdoor bath on a private deck. The eight Garden Villas are designed for couples or a small family — open-plan, with the same four-poster bed and a 33 m² deck with privacy panels and an outdoor bath. The adults-only 2 Bedroom Premium is the most spacious villa on the property, with two ensuited bedrooms, a 50 m² deck, and mountain views from the balcony. The three 2 Bedroom Villas are designed for families or friends travelling together, with two ensuited bedrooms and a dining table for six. Every villa includes free Starlink Wi-Fi that actually works, a saltwater pool and three spa pools on the grounds, and the use of our small Café for breakfast — fresh tropical fruit, warm pastries, and Joseph's coffee, with island tips from our General Manager Sane Cowan and Manager Joseph Cowan that turn a holiday into a real experience of Rarotonga. The whole property is 100% smoke- and vape-free, inside the villas and across the grounds. Solar hot water, underground rainwater tanks, and eco-friendly cleaning products throughout. We are Mana Tiaki Eco Certified, Cook Islands Tourism Quality Assured, and Gold Members of Te Ipukarea Society. Most guests come for a holiday and leave with a sense of having been somewhere small and looked after. Many come back.

Neighborhood info

Atupa is a quiet residential village on the north coast of Rarotonga, four minutes from the airport and five from Avarua town. It's not a tourist strip — there are no bars, no beachside resorts, and no thumping music. The neighbours are Cook Islands families, the gardens are full of frangipani and breadfruit, and on a Sunday morning you'll hear the singing from the Cook Islands Christian Church next door, which visitors are warmly welcome to attend.Most of what guests come to Rarotonga for is within ten minutes of the front gate. Avarua town centre — the cafés, the supermarkets, the harbour, the duty-free shop — is five minutes by car or scooter. The Saturday Punanga Nui Market, the best morning out on the island for food, music, and Cook Islands crafts, is in the same direction. Nikao Beach and the Rarotonga Golf Club are seven minutes the other way, on the airport side. The pa enua wharf, where the inter-island cargo boats come in, is closer still. The wider island is small — 32 km right around — and from Atupa, the whole of it is within easy reach. Muri Lagoon and the south coast beaches are twenty minutes by car. The cross-island track over the Needle, for guests who want a half-day in the rainforest, starts a similar distance away. Scooter, bike, and car hire are easy to arrange — Sane will book it for you before you arrive if you'd like — and a taxi to anywhere on the island is not expensive. .In short: a quiet local base, with the whole island twenty minutes away.
