About the Property Located on the first floor of a welcoming home in Broughty Ferry, Hermitage Suite offers private guest accommodation with exclusive use of a spacious living room, double bedroom, and bathroom. Guests also have shared access to the kitchen and gardens, providing everything needed for a comfortable stay close to the coast and local amenities. Living Space and Bedroom Guests have exclusive use of the entire upstairs, including a private lounge with a 42 inch television, a double bedroom with wardrobe storage, a chest of drawers, blackout blinds, mirrors, a hairdryer, and plenty of plug sockets, plus a private bathroom with both a bath and separate shower. Gas central heating, controlled through Hive, keeps the home comfortable throughout the year. Kitchen and Dining The shared kitchen is fully equipped with a gas hob, dishwasher, Nespresso coffee machine, and ample worktop space. Guests may also use the shared dining area and laundry facilities, including a washing machine, tumble dryer, and clothes racks. The shared front and rear gardens offer outdoor dining, comfortable seating, a charcoal barbecue, recliners, and a fire pit. Location Situated in the heart of Broughty Ferry, the property is within easy walking distance of shops, cafes, restaurants, and the beach, ideal for exploring the town and surrounding coastline. Guest Access and Important Information This is a shared home. The owner lives on the ground floor and may be present during your stay, along with their dog, who is also part of the household and may be around the shared spaces. Guests have exclusive use of the entire first floor, which is reserved solely for guests and not accessed by the host. The kitchen and gardens are shared spaces. The owner is friendly and happy to chat or offer recommendations, while always respecting your privacy. Access includes an internal staircase of 14 steps to the first floor.
