Peaceful location, only a short drive to Looe harbor and attractions. Beautifully transformed from water mill to house. Clean and well equipped and comfortable beds. Nick and Sally close by if needed.

The decking area was a delight every morning and evening when we read, ate our meals or drank a glass of wine. With the sound of the stream running past it was simply the best place to relax and unwind.

Jopes Mill a beautifully converted detached Grade 2 listed watermill and Jopes Lodge is a nearby former artist’s studio, now providing luxury open plan accommodation. The properties have private access to 5 acres of riverside gardens, lake and woodland in the idyllic Seaton river valley. Both properties have hotel quality king size beds, linen and towels. The second bedroom in the Mill can be set up as a king size or two singles. Both properties benefit from our superfast fibre broadband connection, with Netflix subscriptions and wifi. The renovation of Jopes Mill has preserved many of its original features, including the waterwheel and mill workings. These have been incorporated into the luxury accommodation, including a spectacular dining room in the mill machinery room. The mill has two bedrooms and two bathrooms. Oil central heating is supplemented by a wood burning stove in the living room, with free wood provided. Jopes Lodge has hardwood floors throughout and a modern kitchen. The slate tiled bathroom has a large shower. Heating is through infrared electric heaters and a wood burning stove – free wood provided. The Lodge has a spectacular terrace overlooking the River Seaton.
Nick and Sally completed the renovation of Jopes Mill and Jopes Lodge in 2020. We are both musicians - Sally plays the bassoon and Nick plays the violin and is a conductor. We love it here at Jopes Mill - each season brings something new, with carpets of bluebells in the Spring, waterlilies in the lake in the summer, apples in the Autumn and camellias in late Winter. The valley is blissfully quiet and a real haven of nature and peacefulness - when there is more than one car in ten minutes down the lane we call it busy! We spend a lot of time caring for the woodland which has been neglected for many years - we are giving the trees room to breath and thrive. The woods are also full of interesting mosses, lichens and ferns - all of which need our lovely clean air to grow.
Jopes Mill and Lodge is on a quiet lane between the A38 and Hessenford and access to all of South East Cornwall is quick and easy. Hessenford is the local village, about one and a quarter miles down the lane, and its pub - The Copley - is excellent. Another couple of miles and you come to the sea at Seaton, which is sandy and has a nice cafe with wonderful views. South East Cornwall is sometimes referred to as forgotten Cornwall - you won't find the same crowds as in the rest of the county. Explore the beautiful Rame peninsula by following the great ocean road from Seaton to Rame. Lots of great cafes. Long walks on endless sandy beaches (but watch out for the tide!). Explore coastal villages like Kingsand and Cawsand. And if you want to use Jopes as a base to explore further afield in Cornwall the A38 is only 2 mins up the lane!
