No smoking indoors or on porches. Smoking outside must be away from the cabin; dispose of cigarette butts properly.

No parties or events.

Daytime visitors welcome, but overnight guests must not exceed the maximum occupancy, or reservation amount. No visiting pets allowed.

Dogs, including Emotional Support Animals must be pre-approved, added to the reservation and pay the 35.00$ nightly fee. Food/water bowls provided. You must follow Fannin County leash laws.

Dogs are not allowed on any furniture.

Only approved breeds per insurance policy (restricted breeds: Rottweiler, Doberman Pinscher, Akita, Bullmastiff, Wolf Hybrids, Chow Chow, Presa Canario, Pit Bull breeds, and any crossbreeds of

these). Excessive pet hair must be vacuumed before departure. Our cleaners will charge extra and that cost will be forwarded to guest.

Cost for Carpet cleaning for pet "accidents" will be forwarded to guest.

Dog waste must be picked up & disposed of properly. Please use the provided waste bags, place in trash bag before adding it to the trash can. Do not leave bags on ground or un-bagged in trash can.

Towels & Linens Care

Please do not use spray tan products while using our towels or bedding, as they can cause permanent staining. We also ask that guests avoid using any other products that may cause lasting stains, such as hair dye, self-tanners, bleaching agents, or heavily pigmented skincare products.

We take great pride in providing high-quality linens for our guests, and your help in keeping them in excellent condition is greatly appreciated.

Report any damage promptly.

Please do not rearrange any furniture. Moving items creates extra work for our cleaning team, and doing so will result in an additional fee.

We offer an 11:00am checkout , not the traditional 10:00am. Late checkouts will incur an additional fee.

Exterior cameras: For the safety and security of our property, guests may not tamper with, adjust, cover, disconnect, dismantle, or otherwise interfere with any exterior security cameras, smart locks, Wi-Fi equipment, noise monitoring devices, or other security-related systems.

Any attempt to disable or remove these devices is a violation of house rules and may result in additional charges, cancellation of the reservation, or immediate termination of the stay without a refund.

Please note that all security cameras are located outside the home only. There are no cameras inside the cabin or in any private outdoor areas designated for guest use.

Keep doors closed for inside comfort and keep bugs out.

Viewfinder: Special coins provided in the black box on the outdoor dining table. Enjoy mountain peaks and moonlit skies. DO NOT USE TO SUN GAZE!

Please do not put, grease, oils, coffee grounds, or harsh chemicals down the sink — it will clog or damage the septic system.

Quiet hours: 10:00 PM to 7:00 AM.

Trash Disposal Policy:

Do not leave trash outside—attracts bears and varmints.

Our trash service is hand-collected, meaning a person removes each bag individually from the trash can. The trash truck does not mechanically dump the cans. Because of this, it is very important that all trash is disposed of properly.

Please follow these guidelines:

All trash must be placed in standard kitchen-size trash bags that are securely tied.

Do not place loose trash in the outdoor trash cans.

Do not place grocery bags, fast-food bags (such as McDonald's), dog waste bags, or other small bags directly into the trash can. These items will not be collected.

Trash pickup is Tuesday morning.

If you have more than eight (8) kitchen-size trash bags, or if your trash does not fit in the outdoor cans, it must be taken to the local GoCo Convenience Center or Waste Management on Aska Road, as outlined in your checkout instructions.

If trash is left improperly bagged or the outdoor trash can must be emptied or cleaned by our housekeeping team after your departure, a $50 additional cleaning fee will be charged to cover the extra time and labor required.

Hot Tub: Towels provided in basement basket (please don’t use bath towels).

No chemicals,soaps,glitter etc should be used in Hot Tub. Shower before use. Cover Hot Tub after each use. Only use the heat and Jet buttons. This insures it will work properly and not send itself into an error mode.

Outdoor grill has a timer. Start timer and then ignite the grill.

Fireplace: For use only in fall, winter, and early spring (not available in summer). Push the timer button near the front door to start.

Fire Pit: Use responsibly; never leave unattended and make sure fire is out and cover is back on. High fire risk may be issued by Fannin County.

No fireworks of any kind to be used on property.

Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

This property does not accommodate bachelor(ette) or similar parties.

Quiet hours are between 22:00:00 and 07:00:00.

Guests under the age of 18 can only check in with a parent or official guardian.
