This is an amazing property. Paola and Giuseppe are very kind. This will require a car as there is not easy access to public transportation. It is convenient to many beautiful places in Umbria.

It was a lovely place. The host was super welcoming. The house is a historical piece so it feels very unique to stay there.

Our time in Setterhouse was a fantastic getaway from the stress and hub bub of city life. It has all of the ammenities and welcome of a typical bed and breakfast, with all of the warmth and affability of a country home. The owners of the property were exceptionally hospitable and kind; it may sound cliché, but they literally welcomed us like family! (I found myself getting sad when it was time to leave) The property has a great view of the valley, it's especially beautiful at sunset with the sun setting behind the mountains across the way. The food served at Setterhouse was yummy and fresh, the panna cotta with caramel sauce was particularly delightful. The location is also very good, you can walk from the property to the ancient city of Trevi in about 10 minutes. And of course, we had the singular pleasure of being surrounded by tons of dogs. Most of these furry friends were very sweet and sociable, they really enjoyed being petted and loved on. In fact, the first day I was sitting on some steps and one of the dogs, Emma, crawled into my lap and we cuddled for probably 30 minutes, she was so precious. Some of the dogs were more standoffish, but they did warm up to us throughout the week. If you're in this part of Italy and you love dogs, this place is an easy choice. Come and stay here!

Kind and friendly staff. We loved the antique building. Excellent facility with a picturesque landscape. Great selection of breakfast. Enjoyed every moment of our stay.

Very large rooms with balconies nice views. Snacks 24/7 fresh espresso every morning what ever you want they would get you.

The property was centrally located in the beautiful medieval town of Montefalco. The accommodations were clean and very comfortable, and the staff was friendly.

Country location. On our days, we were the only guests. So very peaceful. Helpful staff. Simple but tasty breakfast.

Lovely place to stay with an extremely warm host!

1) friendly manager/owner; 2) large bedroom and access to the living room, kitchen, and terrace; 3) very clean and well maintained; 4) the person who served breakfast bought a bag of fresh pastries just for us; 5) free parking on street very close to the B&B..

We rented the whole casa vacanze (vacation home), consisting of a large kitchen on the ground floor and two bedrooms (with sleeping room for four) and a bathroom on the upper floor, for two nights. This is an old-fashioned place, but everything was clean, workable, and in good repair. Its designed for families who are on vacation. We arrived before the usual check-in time but were introduced to the host, Paolo, a local businessman with several different enterprises in the village, by accident when he was repairing an umbrella stand across the street from a shop where we were examining some wares. He very kindly turned immediately to getting us settled in the Casa vacanze Torre dell'orologio, which is literally part of the town wall next to the gate containing the clock tower (Torre dell'orologio). This help was vital, because our car (containing our luggage) was not allowed to be driven through the gate and (uphill) into the town. No matter: our host drove his car to our car (some distance away), put the luggage into his car, drove his car to the casa vacanze, and carried our luggage upstairs! Along the way, he showed us where we could park our car more conveniently. This is just to show what kind and helpful people our hosts were. As it happened, we did not need a whole casa vacanze, but when we booked, we thought we would be a group of three. At the last minute, the third person dropped out, but we decided not to change the booking. The price for the space was anyway quite reasonable. Our stay at the Casa vacanze Torre dell'orologio was very comfortable, and when it was time to leave, we had no trouble dealing with our luggage as the walk to our car (10 minutes) was all down hill. Our keys could be left on the kitchen table.

A beautiful apartment with an enormous amount of space. Everything is new and pristine. Claudia is a lovely and very attentive owner.

Excellent location 1 minute away from Montefalco’s main piazza. Brand new property, spacious, decorated with style and well functional. Very quiet despite being literally in the middle of Montefalco. Very good breakfast. The staff is excellent, Giuseppe goes all the way to ensure a perfect stay for his guests.

The location was fantastic and the apartment was very clean. Once we did meet the person with the keys she was very nice. Then we also were allowed to see the other two apartments which were very nice as well.
