A substantial bathroom has a bath, separate walk-in shower, basin, heated towel rail, and WC. The annex has a games room with a snooker table and a large upstairs area suitable as a playroom or a WFH office, or for use for extra sleeping accommodation. There is also a utility room with washer/dryer, as well as the 2nd bathroom with shower and WC.

The cottage is adjacent to and has direct access to the New Forest. It is less than a 15 minute walk to Brockenhurst train station via the well established High Street that has everything a guest will need, including a butchers, bakery, greengrocers, chemist, pet store and plenty of pubs! The village of Brockenhurst is central to the New Forest providing easy access to Lymington (Saturday market and the Solent), Beaulieu (Abbey and National Motor Museum), Burley and the vast open expanse of the national park. Junction 1 of the M27 is a 10 minute drive, and trains from Brockenhurst station are 1 hour 30 minutes direct to London Waterloo, or cross country direct to Manchester.
