Guests are required to complete our online check-in process, which includes providing a valid photo ID and a selfie. This information is collected strictly for security and identification purposes only and is handled in full compliance with GDPR regulations. All data is stored securely and is automatically deleted on the checkout date.

Welcome to Kinloch Guest House, we offer a mix of ensuite and private bathrooms, it’s ideal for individuals, couples, families, and small groups visiting the Highlands. The rooms available are: Room 1 – Double bed with ensuite Room 2 – Double bed with ensuite Room 3 – Double bed with ensuite Room 4 – Double bed with ensuite Room 5 – Double bed with ensuite Room 6 – Two single beds with an ensuite Room 7 – Double bed with a separate private bathroom One large sofa bed is available in one of the rooms Each room features hotel-grade linen, 100% cotton towels, a TV, hot drink facilities, a desk, ample storage, and spare sockets. Bathrooms are equipped with a WC, sink, walk-in shower, and complimentary toiletries. Guests share a living room, a large dining area, a fully equipped kitchen, and an entrance hallway with local information. The kitchen includes an induction hob, washing machine, dryer, large fridge/freezer, microwave, and all essential cookware. One bedroom and all shared areas are on the ground floor. Four bedrooms are located on the first floor, and two on the second. Upper floors are reachable only by stairs. Pay-and-display parking is available nearby, including a public car park just 20 metres away. Parking is free from 6pm to 8am. Full details are provided in our welcome guide. Our cleaning team maintains the property to a high standard. Staff are friendly and happy to assist. We often welcome wedding parties, families, and tour groups. Located centrally, Kinloch Guest House is perfect for exploring Inverness Castle, the River Ness, Culloden Battlefield, and Loch Ness. Local cafés, restaurants, and traditional pubs are all nearby.
