Fabulous newly created and designed kitchen space (with everything you need to cook & eat), leading into the sitting area with WIFI & Smart TV. The kitchen area is equipped with a kettle, fridge/freezer, toaster, hob & oven. An ironing board, iron and hairdryer also available. The super-king bed has gorgeous white linen and garden views, ensuite bathroom with soft towels. The studio is accessed up stone steps and is the upper part of a barn/Hop Kiln conversion. At the base of the stone stairs there is a small terrace area with table, chairs and outdoor lighting so you can relax in the evening sunshine and dine outside. The property is set in a courtyard on a working farm. It is comfortable, cosy and completely self contained and is separate from the main house so you will have complete privacy. You have your own access up external stairs to the first floor and there is plenty of parking space. Tea/coffee and herbals tea are provided. We also offer tennis & wonderful walking.

Hello my husband and I live in beautiful rural surroundings on the borders of Herefordshire and Shropshire. We are lucky to have family of all ages living near us and hugely enjoy our local area. We are in the process of starting a small holiday business here which keeps me happily occupied.

The property is in a quiet country area. From our property you can enjoy a short walk into the village where there is a working dairy producing and selling local, artisan cheeses. In their Tea Room you can enjoy excellent coffee, proper leaf tea, homemade cakes and light lunches. There is also a pub in the village serving lunch and evening meals. The Studio is deep in the countryside yet only 3 miles from Leominster, with supermarkets, independent shops and a street of antique shops. There is a train station and bus service in Leominster. The Cathedral city of Hereford is 10 miles away and foodie Ludlow is also 10 miles away
