Property info
West Down Country House is a spacious Georgian Arts and Crafts-style home set within a peaceful private estate near South Molton, North Devon. Sleeping up to 16 across 8 bedrooms and 7 bathrooms, it's an excellent base for family get-togethers, celebrations and multi-generational holidays.
The ground floor features a fully equipped kitchen with range cookers, dishwashers and an American-style fridge freezer with ice maker, a dining room seating up to 18 guests, and a sitting room with a wood-burning stove and TV. A conservatory opens onto a patio with an outdoor kitchen, including a barbecue and pizza oven, plus a seating area and covered hot tub. There are also two toilets on this floor.
The first floor offers five bedrooms: a family room with a king-size bed and bunk beds, two double rooms (one with an additional single bed), a twin room, and a super-king room, all with en-suite facilities, along with a separate bathroom with bath, shower and toilet. The second floor has a further three bedrooms, including a twin room with en-suite shower room, a cosy single with a hand basin, a double room, and a quiet reading room.
Outside, the private garden is a real highlight, with a covered hot tub, barbecue, pizza oven and fire pit, all set against beautiful countryside views across the estate.
Bed linen and towels are provided, along with Wi-Fi, heating and electricity. Ample parking is available on the drive for up to 10 cars. Up to 5 well-behaved dogs are welcome for a supplement of GBP 25 each, with dogs asked to stay off furniture, be cleaned using the outside tap and towels provided, and not be left alone in the property; stair gates are supplied to help manage access. Guests are responsible for any damage caused by their dogs. The property is strictly no smoking. Children are welcome. Please note the ground floor has level access, but all bedrooms are located on the first and second floors, so the property is not suitable for those with restricted mobility.
Neighborhood info
South Molton is a historic market town on the southern edge of Exmoor National Park, easily reached from the A361 North Devon Link Road. It makes an excellent base for exploring Exmoor and Devon.
The town has a long and proud history stretching back to Saxon times, and was once a prosperous centre for the wool trade. Today it retains much of its traditional character, with handsome Georgian and Victorian buildings lining the wide, sloping Broad Street. The 15th-century Guildhall still stands at the heart of the town, home to the South Molton Museum, which tells the story of the area's heritage.
Market Town Life
South Molton's famous pannier market has been held every Thursday and Saturday for centuries. The covered market hall beside Broad Street hosts stalls selling local produce, crafts, baked goods, and household items. On Thursdays the market is smaller and more local in character, while Saturday is the main market day, drawing visitors from across North Devon. It is well worth timing your visit to coincide with market day.
Town Amenities
South Molton has an excellent range of amenities for a town of its size. There is a good selection of independent shops, including a butcher, a baker, gift shops, and a bookshop along Broad Street and the surrounding streets. The town has a Co-op supermarket for everyday groceries, as well as a post office, pharmacy, and several banks and cashpoints.
Other facilities include South Molton Swimming Pool and leisure centre, a medical centre, a library, and a primary and secondary school. For larger supermarkets and high street shopping, Barnstaple is approximately 12 miles away, and Tiverton is approximately 25 miles south.
