Villa Badia is a spacious countryside retreat located in the hills near Città di Castello, on the border between Umbria and Tuscany. Surrounded by nature and offering beautiful panoramic views over the valley, the villa provides a peaceful setting for a relaxing holiday with family or friends. The property can accommodate up to 12 guests in the main villa, with space for 3 additional guests in a separate cottage, making it an ideal choice for larger families or groups travelling together. Please note: this extra cottage is never available during the closing period of the swimming pool, between October and May. In this period, only the main house is available with 5 bedrooms and 3 bathrooms. Outside, guests can enjoy the private panoramic swimming pool (6 x 12 metres), equipped with sun loungers and a shaded area where you can relax or dine outdoors while admiring the surrounding countryside. Several terraces surround the villa, including covered outdoor dining areas and a spacious roof terrace with wonderful views over the hills. The villa features comfortable and welcoming interiors. The ground floor includes a cosy living room with a fireplace, satellite TV and Wi-Fi, as well as a large fully equipped kitchen with a long dining table where everyone can gather for meals. For entertainment, the villa also offers a games room with table tennis and table football. The property is fully fenced and accessed via an automatic gate, ensuring privacy and security. The garden surrounding the house measures about 1500 m², while the estate itself extends over 6 hectares, mostly woodland. There is also a barbecue area and a fenced space with a volleyball net near the cottage. Villa Badia is ideally located for exploring the historic towns and villages of Umbria and Tuscany, while offering guests the tranquillity of the Italian countryside. It is the perfect place to unwind, enjoy the landscape and experience authentic Italian hospitality.

The house is very private and located in the countryside, surrounded by woods and a typical Umbrian landscape. The nearest town is Badia di Petroia, where there is a small grocery store and a bar. A 10-minute drive takes you to Trestina, which offers larger shops and access to the E45 motorway.
