Surrounded by a private garden and designed to ensure a high level of privacy, the villa is an ideal retreat for guests seeking tranquillity, space and authentic Lake Como charm. The atmosphere is peaceful and secluded, yet well positioned to enjoy the lake and its most celebrated destinations. The property features a private swimming pool with lake view, outdoor terraces for dining and relaxation, and elegant interiors arranged over multiple levels. Villa La Perla is well suited to families or groups of friends who appreciate comfort, privacy and panoramic scenery. Outdoor Spaces: Guests can enjoy a private panoramic swimming pool, a lush garden, furnished terraces with lake views and a BBQ area, ideal for relaxing outdoors. Interior Layout & Living Areas: The villa is arranged over three floors, connected by an internal wooden staircase. Main Living Area: Bright living room with fireplace and panoramic windows, fully equipped kitchen, sitting area, one double bedroom, one bedroom with sofa bed, two bathrooms, and direct access to the panoramic terraces. Lower Floor: Second kitchen with sitting area and TV, two double bedrooms with en-suite bathroom, fitness area, laundry room and an additional bathroom. Top Floor: One double bedroom, one bedroom with a single bed and a double bed, and one bathroom. Comfort & Amenities: Private swimming pool, Wi-Fi, laundry facilities, fitness area and a double garage with parking for up to three cars. Important Information: Air conditioning is available on the main living floor and top floor only. The final stretch of the access road is approximately 2.20 metres wide. Beaches & Lake Access The public beach of Bellagio San Giovanni is just a 10-minute walk (850 m) from the villa. The well-known Lido di Bellagio, featuring a swimming pool, solarium and lake access, is approximately 22 minutes on foot (1.8 km). A boat rental point is located along the lake, about 7 minutes’ walk (550 m) from the villa; no boating licence is required. Bellagio Water Limousines, offering private boat services with captain, is approximately 2.4 km away. Dining & Daily Essentials The nearest restaurant is about a 7-minute walk (550 m) from the villa.
