Little Grey Barn is a beautiful newly built stone-brick farmhouse style property in a quiet lane very close to Pagham Harbour. This is a self catering holiday cottage and features a private patio and garden along with parking for our guests. The property is beautifully decorated and furnished to a high specification and includes all mod cons with a luxury country feel. A real home from home! Upon entering the cottage you will be greeted with an open plan oak staircase and galleried landing with a downstairs cloak room and hanging space for coats. The entrance hallway leads to a beautiful modern kitchen-dining-family room which then leads on to the private patio & garden area via French doors. Moving up to the first floor you will find an upstairs spacious lounge with beautiful feature window overlooking the garden and beyond. The lounge features a desk for guests who require a work space. Also on this floor you will find a small book-nook, a twin bedroom, master bedroom and family bathroom, as seen in the photo's. Our guests can expect luxurious Christie towels, Dorma duvets and pure white cotton hotel bedding as standard. We are dedicated to sustainable living where possible and have Solar Energy and a Heat Recovery System installed at the property. The property is primarily bookable as a 2 bedroom holiday cottage sleeping a maximum of 4 people, however, a baby requiring a cot can be added to this occupancy with no extra charge. Should you be looking to book for a total of 5 or 6 guests (not including a baby/cot) we have the flexibility of offering a 3rd bedroom within the property. This room comprises of a beautiful double oak sleigh bed and ensuite bathroom at ground level and is reflected in our price plan for extra guests. Please note: If you arrive with extra guests not included in your original booking, you will be charged at the rate specified for extra guests on arrival. We can only accommodate a maximum of 6 people plus 1 baby/cot at this property.

We are no strangers to running guest accommodation. We spent 7 years living in the Austrian Alps where we ran our own ski chalet, not only for Winter snow sport enthusiasts but for summer guests also! Since relocating back to the UK in 2021, we are thrilled to have the opportunity to meet, greet and host holiday makers once again! We have thoroughly enjoyed designing and building a unique property for holiday guests in the heart of a beautiful nature reserve in Pagham. We are looking forward to meeting & welcoming people to Little Grey Barn whether visiting for business or pleasure.

Pagham is nestled on the stunning West Sussex coast and offers a delightful blend of natural beauty and historical charm. Nature lovers will appreciate the rich biodiversity of the area with opportunities for birdwatching and exploring the Harbour and nature reserve. This is accessible within 25 metres of our property and is also a great starting point for a leisurely stroll to Sidlesham where the Crab & Lobster gastro pub is most definitely worth a visit! Pagham is a small village/town offering a picturesque beach including a small amusement arcade, cafe and a traditional Fish & Chip restaurant/takeaway. There are 4 fabulous pubs each featuring their own restaurants and regular live entertainment. In the Village you can find a variety of local shops for provisions including a Pharmacy, Tesco Express, Coop and Spar along with a range of Take-aways. There is a regular bus service with a stop within walking distance of our property running to and from Chichester and Bognor Regis and surrounding areas. Close by we have The South Downs Way which opens up fantastic hiking and cycling opportunities to immerse in the beautiful English countryside. There are many other places of interest in the area such as Chichester with it's famous Cathedral, Festival Theatre and Harbours. Also worth a mention in the vicinity are The Witterings for its long stretches of sandy beaches, Arundel for its historic castle on the hill and Selsey Bill for it's monumental Lifeboat station and delicious Selsey Crabs!
