I aim to make stays straightforward from arrival to departure, with self check-in instructions sent on the morning of arrival and local recommendations shared on request. I'm reachable through messages throughout your stay, whether you need restaurant suggestions, help with the property, or guidance on getting into central Brighton. House Rules • Self check-in via secure key safe • No pets, parties or smoking • Quiet hours observed between 10pm and 8am out of respect for neighbours • The Hot Tub cannot be used during the quiet hours • Maximum occupancy of 4 guests; no unregistered visitors overnight • Must declare all guests on the booking • Turn off lights and appliances when leaving the property • Lock all doors and windows when heading out • Dispose of rubbish and recycling in the appropriate bins • Report any damages or issues promptly so we can address them • Treat the home and its contents with care, as you would your own

The studio sits on a quiet residential street in Hove, a calm suburban pocket of Brighton and Hove with leafy roads, easy bus links into the city centre and the South Downs a short drive away. Nando's and Burger King are both around two minutes on foot, with the independent cafes, restaurants and shops along Hove's Church Road reached in about 10 minutes. Hove Park, a 40-acre green space with tennis courts, a playground and a seasonal miniature railway, is a 10-minute walk. The Exchange pub is 15 minutes on foot, Wild Flor, a Michelin Guide restaurant, is 20 minutes, and The Ginger Pig gastropub sits 20 minutes away. Hove Lawns and the seafront promenade, lined with colourful beach huts, are a 25-minute stroll or a quick bus ride. Brighton Palace Pier is 10 to 15 minutes by car, and Devil's Dyke on the South Downs is 15 to 20 minutes by car for panoramic walking trails. Hove Station is a 20-minute walk, with direct trains to London Victoria, Gatwick Airport and Portsmouth. Gatwick Airport is around 45 minutes by car, and the A23 connects quickly to the M23 north of the city.
