The property is on a holiday park., and it is a requirement of booking that our guests must sign a booking agreement. Please message us if you would like to see a copy before booking. The villa has an 11 step staircase and is unsuitable for anyone with significant mobility difficulties. The bathroom is upstairs. There is a fibreoptic powered WIFI channel in the villa, and USB charging sockets on both floors. There are smart TV’s on both floors plus a DVD player downstairs. Please check the villa internal layout image to ensure it meets your requirements. There is a small double bedroom, plus family bedroom on the first floor. This has a triple bunk bed (double plus single), and extra single bed (narrow type). There is a smart TV in this room. The main bathroom has an electric on-demand shower over the bath, plus a separate WC with basin. There are electric wall panel heaters on both floors, plus an immersion tank for hot water to the taps. Downstairs, there is an open plan kitchen and lounge area. There is a sofa bed in the lounge, plus guest bed stored under the stairs. The lounge has a box of games and books for all the family. There are fans in the lounge and bedrooms. The kitchen has a fridge freezer, 60l oven, 2 pan hob, air fryer, kettle, toaster, microwave and vacuum cleaner. There is a kitchen table with seating. An outdoor picnic bench is provided for our guests. For guest safety, there are wired smoke alarms installed, and no smoking or vaping is permitted inside. A baby bath and highchair are supplied. The staircase has a roll away baby gate on the top and bottom step. There is an optional gate available to be installed on the front door if guests wish to leave the front door open. We have a travel cot available for hire (free), but please message in advance of check in day to reserve. Please note the main pools, bubble jacuzzi, and kids pool are in the site Tropicana complex. Guests need to buy admission tickets if they wish to use these facilities

Welcome2Warren® is a family-run holiday rental business based in Dawlish Warren, South Devon. We have three villa properties on the Welcome family holiday park, with free off-road parking just outside the block. The train and bus are a few minutes walk away if you prefer public transport. The Welcome park Starlight clubhouse has free entry in daytime. After 6pm, guests can purchase daily admission tickets, if required. The Welcome Tropicana Pool Complex is available daily, but requires guests to pay for admission tickets per day. It is 6 pounds for adults, and 4 pounds for children aged 5 and up (infants free) per facility. Our guests may use Paddy’s bar which has free admission across the road on the Hazelwood park. There is daily and evening entertainment available during the open season, and dogs are welcome in this bar. Food can be purchased from the takeaway café in the complex, and eaten in the bar if you wish. There is a games room, and laundrette available too. Due to site rules, we do not accept bookings from stag, hen or college leaver groups. We do not accept long term bookings over 28 days, or third party agency bookings from local authorities or similar organisations seeking emergency accommodation. The lead guest must be staying in the accommodation for the booking dates. We do not accept any large pets apart from dogs (max. 2 per unit). We cannot accept any dog breed from the Dangerous Dogs Act. No cats are allowed. It is site policy that no dog can be left unattended by guests at any time, either inside our accommodation or in the public grounds. Dogs must be kept on a lead in the site public areas. Only assistance dogs are allowed in the Welcome Starlight club. Dogs are allowed in Paddy's bar and there is an outside beer garden there.

The villa handbook contains information on the property and local area, as well as tourist attractions such as Paignton zoo, Crealys and Powderham castle. Dawlish Warren is a popular coastal holiday resort with lots of sports, cafes, shops, live entertainment and pubs on the doorstep. Our accommodation is on the popular Welcome family holiday park. The Welcome park has two takeaways, a playground, launderette and sports pitch which our guests can use if they wish. The site pool and club are popular attractions. The pool facility includes a jacuzzi bubble spa. The beautiful Blue Flag sandy beach and nature reserve are a few minutes flat walk from our villa accommodation, and offers amazing views across the bay. There are plenty of opportunities for fishing, boat trips, nature walks and relaxing strolls at the beach. There is an 18 hole golf course just by the beach, and another in Starcross. The Boathouse pub and restaurant offer a food service, along with the Hazelwood park cafe. Further dining options are available at the Mount Pleasant Inn, the Langstone cliff hotel (which accepts day guests) and Shooters sports bar, Dawlish. There are also lovely walks into Dawlish using the coastal path, and more beaches to explore beyond the Red Rock landmark. Just by Dawlish Warren beach, there is a fun fair for younger children, a go-kart track, crazy golf course, and amusements to appeal to all ages. The nature reserve has an information centre outlining the wild plants and birds conserved there. Gerald's supermarket is just a few minutes flat walk away, and open daily from 8am until late evening. Ryders bakery is just across the road, with a large selection of hot and cold snacks and drinks available daily. Eating out suggestions are in the villa handbook, located in the kitchen of the villa. Guests may call the property manager if they need assistance during their trip.
