Set just across the road from the beach, this elegant former award-winning B&B has been reimagined as a spacious, stylish holiday house — combining boutique-hotel comfort with the freedom and ease of having the whole place to yourselves. With nine bedrooms, eight en-suite bathrooms, generous social spaces, sea views and a hot tub waiting at the end of the day, Hastings House is designed for gathering well, switching off properly and making memories that last long after the bags are unpacked.

Hastings House is run by Max and Katie O'Rourke - a couple with a long-standing love of hospitality, thoughtful interiors and creating places where people feel genuinely well looked after. Before moving into luxury holiday houses, Max spent several years running an award-winning boutique hotel, where great design, attention to detail and warm, personal hosting was at the heart of everything he did. That experience continues to shape how Hastings House is run today. For the past six years, we have both focused on operating high-end coastal holiday houses, welcoming guests for celebrations, family gatherings, retreats and relaxed weekends by the sea. We understand what makes a stay feel easy and special — and what turns a beautiful house into somewhere guests want to return to. We have a deep passion for interiors and atmosphere, from how spaces flow to the comfort of the beds, the quality of the linens and the small details that quietly elevate your stay. Every effort is made to ensure guests arrive to a house that feels calm, welcoming and ready to enjoy. While guests’ privacy is always respected, we are also hands-on and nearby. We are available throughout each stay if needed — whether for local recommendations, practical support or simply reassurance that everything is taken care of.

The Hastings and St Leonards seafront is one of the area’s biggest draws. Long promenades stretch in both directions, offering clean beaches, open sea views and easy access for families and groups. Walk west towards Bexhill-on-Sea and you’ll pass independent cafés such as Café By The Beach before reaching the beautifully restored De La Warr Pavilion — an iconic Art Deco landmark known for exhibitions and panoramic coastal views. Head east instead and you’ll reach Hastings Country Park, 270 hectares of dramatic sandstone cliffs, ancient woodland and wildlife trails. This protected landscape forms part of the wider 1066 Country coastline and offers some of the most striking scenery in East Sussex. The Old Town is one of the most distinctive areas on the south coast. A maze of cobbled streets and timber-framed buildings, it’s home to independent shops, antique arcades, vintage boutiques and traditional pubs. You’ll find record stores, seafood restaurants, art galleries and wonderfully named local institutions such as The Vinyl Countdown and Cobblers to the Old Town. St Leonards has developed a reputation as one of the most creative corners of the Sussex coast.
