A large south facing private terrace with outside furniture, BBQ and fire pit for al fresco dining overlooking the mature gardens and wild meadow. There is a large hot tub for 6 people and a pergola that seats 12 people with electric, lighting and heating. Garden games are available plus football goals. High-end amenities, include a Bath stone open fireplace, a kitchen Aga plus a separate electric oven and gas hob and utility room. The games room has a PS5, table tennis, small pool table, table football and a darts board. The dining room has its own rustic bar called 'The Stags Head' . There's a private gym in the sports pavilion with free weights, squat rack, ergo rowing machine, exercise bike, punch bag and boxing gloves.

We are a family of 5 who love spending time as a family, with friends and being active; going on beautiful local dog walks, going mountain biking in the woods, cycling through gorgeous countryside, horse riding, wild river swimming, using the home gym and hot tub, supporting Bath Rugby, going to our lovely village pub or various local award winning farm shops, shopping, eating and going to the theatre in Bath.

The house is in a quiet Cotswold countryside village setting surrounded by rolling hills and stunning views with easy access to Bath with a bus stop at the end of the drive. Located in a friendly village within walking distance to a popular local pub serving quality food, and an award-winning farm shop and cafe. There is also lots to do in the area including hiring a wood fired sauna and cold water baths at the local village farm, sheep herding and farming activities, hiring paddle boards, boats and bikes, cold water swimming, plus cultural tours, shopping and entertainment in Bath.
