🚒To comply with local fire safety regulations and insurance requirements, the lead guest must provide the full names and ages of all members of the party prior to check-in. This ensures that in the event of an emergency, we can provide accurate manifest information to emergency services.

🪪Through Rental Ready guests MUST complete important steps, including uploading a photo ID securely ahead of arrival (required for insurance and fraud prevention)

🔞Lead Guest Minimum Age is 21 - we reserve the right to cancel any booking if the lead guest is under the minimum age.

🤫Quiet hours between 11 pm and 7 am. **Please respect the neighbours**! This includes being mindful on floors, walls and outside the accommodation. A breach of quiet hours will result in a fee.

🙅Strictly no loud music, stag or hen parties.

🙅 No illegal activities or solicitation of any kind are permitted on the premises.

🚭Smoking, vaping, open flames and candles are strictly prohibited inside the property. Any evidence of smoking will result in an additional fee to cover cleaning and repair costs. (We charge a £200 deep cleaning fee if smoking or vaping takes place)

🚮Waste management rules will be provided. Failure to follow them will result in a £150 fee. This includes excessive waste/boxes left behind, inappropriate waste management and we reserve the right to charge additional waste collection fees for special removals needed.

🕔 Check in is 4pm and check out is 10am (Unless pre-arranged). Requests for Early check-in or late check-out are subject to availability and may incur extra fees.

🚫Unauthorised late checkout fee: £50 per hour if cleaners are already en-route or on-site and unable to proceed, plus the cleaning fee.

💢 Damages to the property or its contents will result in additional fees.

🧳 Please be sure to pack all your belongings before departure. Lost property will carry storage and handling fees up to £60+VAT and delivery fee charge if needing to be posted back to you.

🐶If the property is pet friendly: Only ONE pet allowed (small dog, house trained) with an additional fee (unless otherwise agreed in writing/messaging), and access to bedrooms or furniture is strictly prohibited.

🧹 We ask that you leave the house reasonably clean (we charge an extra cleaning fee for excessive cleaning).

🪟We kindly ask that when you leave the property unattended for the day during your stay, that you ensure all windows are closed and all doors are locked.

Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

Please inform Urmston House of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation.

This property does not accommodate bachelor(ette) or similar parties.

Quiet hours are between 23:00:00 and 07:00:00.

Guests will receive a rental agreement which must be signed and returned to the property prior to arrival. If guests don't receive the agreement on time, they should contact the property management company at the number on the booking confirmation.

Guests under the age of 18 can only check in with a parent or official guardian.

If you cause damage to the property during your stay, you could be asked to pay up to £250 after check-out, according to this property's Damage Policy.
