Beautiful 'basement'. Our LOCATION in Hamilton is unbeatable: 150m to the beautiful lake, 800m to the hospital or Woolworths/ Pak'nSave, 1.2km to the Waikato River, 1.5km to the CBD / restaurants / Seddon Park, 2km to Frankton Station or FMG Stadium, 4km to the Gardens and 13km to Hamilton Airport. Our basement rooms are quiet and you'll get to rest on a queen-size TEMPUR memory-foam mattress, with heating and a private bathroom. Light breakfast and hot drink supplies are for your enjoyment in-house. There is free WiFi and ample street-parking after hours. Flat screen TV and a small work desk plus two lounge chairs in your own kitchenette/sitting space. Fibre and ceiling fans have been installed. After over 100 reviews from about 300 guests, our average rating is 9.4. NB Being a basement room there are stairs, and the windows are high-level without any view. !! NB. Probably not suitable for PHOBIAS.

We have visited many BnB's around the world, and know what makes a friendly host. With our fantastic location and the dearth of decent accommodation near the hospital (where Janet works) we just knew that it would be popular. Craig and Janet have always enjoyed hosting, and we look forward to meeting folk from around the country and the world. After over 100 reviews from about 300 guests, our average rating is 9.4.

Being over the road from the Hamilton Lake Domain is such a delight, and it boasts lovely scenery and sunsets, the Verandah Café, the most incredible play park, an outdoor gym and BBQ facilities, the sailing/rowing club, Hamilton Parkrun, Innes Common (sometimes hot-air balloons) cricket and hockey grounds. Then there are all the other gems of Hamilton so close by: Victoria Street restaurant scene, Waikato Museum, theatres, sports grounds and the mighty Waikato River.
